Buying A Used Manufactured Home

Buying used manufactured homes is becoming a lot more popular in tough economic times, mainly due to the benefits you receive over tradition brick and mortar, or timber framed homes. Manufactured homes, or mobile homes, can be moved around at ease. While it may get expensive to relocate over and over again, you do have the option.

Traditional houses, however, require substantial work in order to move them to a new location, and usually only performed when the house has historic value. Finding the right home for you can be as easy as venturing to your closest dealer.

Much like an auto dealer, mobile home sales companies will have different models on display. You can take your time browsing through each particular model to determine the perfect arrangement for your family. When you first walk into the dealership, the salesperson is going to want to direct you to the new homes.

Your goal is to save a lot of money, so you want to make sure that they know you’re only interested in used models.

As you’re browsing through the used homes, take a look around at any upgrades that have been performed. This will help you judge the value of the home against others that the dealer may have for sale. It also helps when you take the extra time to compare different dealer’s prices.

Additions to the home will help increase its value, such as decks, porches, a garage, or even room additions, but you have to understand that mobile homes still depreciate fairly rapidly. Even with the added upgrades, the home may still not be worth what the dealer is asking for it, so try to keep your eyes open while you’re shopping, and avoid jumping into the first home that catches your eye.

One of the best ways to get a true value of the home, if you aren’t certain for yourself, is to hire an appraiser and an inspector. This is usually the case when you’ve decided on your final one or two homes, and want to know for sure that you’re not getting into a lemon. The inspector will determine if there are any serious conditions existing within the home, while the appraiser can give you a rough estimate of what the house is worth compared to other used manufactured homes in your local market.

Use an inspector, and appraiser that you personally choose. The dealer may have one they recommend, but you have to trust these guys (or girls) advice, and want someone completing the job that doesn’t share interests with the dealership.

We have known several people that live in manufactured homes. The double wide trailers have an amazing amount of space...and yes, they are definitely cheaper than a traditional home. Finding a nice spot to put those homes is key. The two people we have known had them in the country...not a trailer park...so had lovely surroundings.

My grandmother used to always say never ask a barber if you need a haircut! Your advice to find your own independent inspectors is right on. Nice hub.

Your suggestion about the independent inspectors and appraisers hold true for all constructions that one is willing to purchase.

I live in a manufactured home and I can tell you that plumbing is key. Have a plumber inspect the home!

I've lived in several mobile and manufactured homes. the last one I purchased was on 2 1/2 acres, it was beautiful, fireplace, sunk in tub. The only problem now is obtaining financing.

I think VA and FHA are still financing this type of dwelling but, only for 75 - 85% LTV and the home can't be in a park, but on land that the borrower owns or will purchase with the home. Also it has to be on a permenant foundation, before any lender or the government will touch it.

My fondest memories are of spending the Summers in North Ontario at the trailer Park in their mobile home (that never was mobile lol) I was about 8 and remember thinking that home was the greatest thing I had ever seen. Funny even in the Summers now I always go to the mobile home exhibition shows. I would still live in one now if I could. I didn't know Mark that they depreciate in value as much. Guess I assumed resale value would be close to original price. This is good to know. Instead of a cottage I reckon this home won't be mobile but will be a mobile home - the 3 bedroom one ha

I have taken lots of patients that have lived in these types of homes and they are always so comfortable and cosy. You dont have to own a lot because they are all fully equipt. Thanks for writing Mark:)

I agree that manufactored homes can be a great way to go in these economic times. I would like to add that I have several friends who bought used mobile homes and one of them had a horrible experience with delivery and set-up after the sale was complete. The three week delivery date turned into 11 weeks of calling and hounding to get it done. Then, the crew that was sent to deliver and set up were not even remotely professional. They ended up having to pay another company to complete the set up properly. While, I know several people who had no problems like these after their mobile home purchases, just know what can happen and make sure to check out the dealer's reputation before you buy from them.
