65Why Are Relocatable Homes So Cheap?
If you have been on the market for relocatable homes lately, you’ve probably figured out that the prices are incredibly cheap. There are quite a few reasons, but it really doesn’t matter why they’re cheap, you just need to jump on board and buy a manufactured home.
However, if you must know why the prices are so low, here are a few of the reasons. These types of homes are mass produced in factories, which means that the cost of materials, as well as the hourly cost of production goes down substantially over traditionally built homes.
The cost of hiring different crews to come out and build a traditional timber framed home is astronomical when compared to shooting a steel framed manufactured home down the production line. Having one central location where these homes are produced also helps to employ the same people, under the same cost of living.Australia is becoming one of the most prolific buyers of transportable homes, and there is a growing market for used relocatable homes in Australia, with the amount of relocatable homes for sale growing all the time.
Different parts of the country require different wages for pay, which greatly increases the cost of traditional homes when compared to manufactured prices. When you buy a manufactured home, it is a lot less expensive because you are also only buying the house.
Traditional homes require you to purchase the land, whether you realize you’re doing it or not. The cost of the lot is often fixed into the price of a brick and mortar, or timber framed home, without you ever seeing it, or thinking about it being there.
Another reason the overall cost of owning a manufactured, or relocatable home is so much cheaper than building conventional model houses, is because first time home buyers often overpay on their home.
What this means for you, is that the banks have already made their money off of the house, or only have to recoup a certain small portion, and aren’t concerned about making the highest dollar off the sale of the home, rather being in favor of selling it much quicker. When three or four year old homes start hitting the market, you can assume this is almost always the case, and stand to make the best investment.
There are quite a few other reasons that relocatable homes are so cheap, but these are some of the bigger ones. If you’ve come across a house you have fallen in love with, and the price seems to be too low to be true, consider hiring an appraiser or inspector to take a look at it. You’ll know for sure if you’ve found a true bargain, or another manufactured home that should be avoided.

I looked at these not too long ago. They've really come a long way. You can custom order one and have it put on your own parcel of land, with a basement, for a fraction of what a similar package with a traditional home would cost. If you do it on your own land like this, they don't depreciate, either.
